This policy explains what information Grandview Lodge collects, how we use it and the choices you have. We keep it simple: we only ask for what we need to answer your questions and look after your stay.

Information we collect

This policy covers Grandview Lodge at 3604 McMasters Ave, Hannibal, MO 63401, managed by Triduum Realty ("Grandview Lodge," "we" or "us"), and this website.

Information you give us

  • Contact details, such as your name, phone number and email address.
  • Details about your stay, such as your move-in date, room type, the number of adults and the names of everyone who will be staying.
  • Vehicle details you choose to share so we can list your vehicle on your agreement.
  • Anything you tell us in a form, a phone call, a text message or an email.
  • Information needed for a background check when you apply. The screening provider collects this directly and handles it under its own privacy policy.

Information collected automatically

Like most websites, our site and hosting provider may record basic technical information when you visit, such as your browser type, device type, the pages you view and the date and time of your visit. We use this to keep the site working and secure.

We also use Google Analytics to understand how people find and use our website, such as which pages are visited most. Google Analytics uses cookies and collects information like your approximate location, device and the pages you view. It does not tell us who you are. You can learn how Google uses this information at google.com/policies, and you can opt out with Google's browser add-on.

How we use it

  • To answer your questions and tell you what rooms are open.
  • To process your application and arrange your stay.
  • To send invoices, payment reminders and receipts.
  • To share updates about your stay, the property, maintenance and safety.

  • To keep our records, meet legal requirements and protect our guests and property.

We do not sell your personal information.

Text messages

Texting is one of the main ways we stay in touch with guests. If you give us your mobile number, we may text you about your inquiry, your application, your stay, invoices and payments, maintenance and property notices. You can also text us about any issue.

Message frequency varies. Message and data rates may apply. Reply STOP at any time to stop receiving texts, or HELP for help. See our SMS terms for details.

We do not share your mobile number or text message consent with third parties or affiliates for their marketing or promotional purposes. Text messaging originator opt-in data and consent are never shared with any third party, except the service providers that deliver our messages for us.

When we share it

We only share your information when we need to, and only with:

  • Service providers that help us run the lodge, such as our customer messaging and records system, our payment processor, our background screening provider and our website host. They may only use your information to provide their service to us.
  • The owner and management of the property, so they can manage your stay.
  • Authorities or others when the law requires it, or when we need to protect the safety of guests, staff or the property.
  • A new owner or manager, if the property is sold or management changes.

Payments

Payments are made through secure links from our payment processor. We do not see or store your full card number. We will never ask you to send card numbers by text message or email.

How long we keep it

We keep your information for as long as we need it to provide our services, keep accurate records and meet our legal and accounting obligations. When we no longer need it, we delete it or keep it in a form that no longer identifies you.

Keeping it safe

We use reasonable safeguards to protect your information, and we limit access to the people who need it to do their jobs. No system is perfectly secure, so we cannot promise that information will never be accessed without permission.

Your choices

  • Reply STOP to any text message to stop texts. You may still receive messages that are required for your stay, such as a confirmation that you have opted out.
  • Ask us to see, correct or delete the information we hold about you. We may need to keep some records to meet legal requirements or finish an agreement already in place.
  • Tell us if you would rather be contacted by phone or email.

Children

This website is not meant for children under 13, and we do not knowingly collect information from them.

Changes to this policy

We may update this policy from time to time. When we do, we will change the effective date at the top of this page.
